San Jose –
required 5-year & other fire sprinkler tests
Some of the properties we SERVICE…
Fire sprinkler system testing in San Jose is not an option. It's required.
According to the National Fire Protection Association (NFPA) 25, all water-based fire protection systems here in San Jose, and that includes fire sprinkler systems, must be inspected, tested, and maintained on a regular basis. This includes a visual inspection of the system, testing of the system components, and maintenance of the components and other related system components. The frequency of these inspections and tests will vary depending on the type of system and its location.
NOTE: Testing is a routine part of what we do in all our fire sprinkler inspections.

5-year fire sprinkler system test
Overview
We provide comprehensive fire sprinkler system inspections for businesses throughout San Jose including the NFPA-25 required 5-year inspection, testing and maintenance. 5-year internal pipe inspections check for the presence of foreign objects as well as corrosion and evidence of Microbiologically Influenced Corrosion (MIC).
What tests are performed during an NFPA-25 mandatory 5-year test?
NFPA-25 requires all businesses in San Jose conduct an internal inspection of their fire sprinkler system piping every five years. Of primary concern is the presence of foreign organic and inorganic material which can cause obstructions to pipe and fire sprinklers.
There are 4 types of fire sprinkler systems: wet, dry, pre-action and deluge systems. These systems have several similar components, and they all require 5-year fire sprinkler system inspection, testing, and maintenance.
5-year fire sprinkler test checklist:
What follows is a typical checklist we go through when San Jose businesses commission us to perform a 5-year sprinkler test:
- Complete a thorough inspection of your fire sprinkler system
- Service all risers
- Calibrate riser bauges
- Main water supply control valve operational test
- Post indicator and OS&Y valves full service and painting.
- Drain system
- Fire department connection backflush including interior inspection
- Alarm check, valve interior inspection and service
- Inspect all fire sprinklers, piping, hangers, bracing, etc.
- Interior obstruction investigation
- Water flow alarm testing
- Tamper switch testing
How the tests are performed is as important as that they are
The 5-year fire sprinkler system inspection is critical to the performance of your fire protection system. That’s exactly why it is mandated.
However, if a 5-year inspection is not performed correctly, you can still suffer loss of lives and property damage.
Nor-Cal Fire knows and appreciates the importance of the NFPA-25 standard in performing these tests to ensure that neglected and/or damaged components of a system do not get overlooked and subsequently impede the performance of your sprinkler system.
We don’t cut corners. We get the job done, and we do it right to ensure your San Jose properties are protected from the ravages of fire.
Annual fire sprinkler system testing
NFPA-25 guidelines for annual testing
NFPA-25 requires a thorough and complete inspection every year that includes the following:
- Complete thorough inspection of your fire sprinkler system.
- Service all risers
- Calibrate riser gauges
- Main water supply control valve operational test
- Post indicator and OS&Y valves full service and painting.
- Drain system
- Inspect all fire sprinklers, piping, hangers, bracing etc.
- Water flow alarm testing
- Tamper switch testing
The annual fire sprinkler test is important to ensure the optimal performance of your fire protection system at the most critical moments during a fire. If an annual inspection is not performed correctly according to NFPA-25 guidelines, loss of lives and property damage can be the result.
Norcal Fire Protection understands how important this is. We leave nothing to chance during any and all fire sprinkler testing we do. You can trust us to do the job right.
MIC testing
The presence of “Microbiologically Influenced Corrosion”, commonly referred to as MIC, has been established as a contributing factor to the corrosion affecting sprinkler system piping.
To address this concern, we will take a collection of water or sludge samples from the fire sprinkler system piping and then send to an independent testing laboratory for thorough analysis. Based on the findings of this analysis, we will devise a tailored plan for addressing and mitigating the MIC issue.
MIC tests should be done regularly in San Jose to prevent corrosion, mitigate fire sprinkler repairs , and extend the life of your fire sprinkler system.
Stay compliant. Stay safe.
